Mr. Meyers brings over 33 years experience in which time he founded, built, and sold the largest market research company serving the US Homebuilding Industry, The Meyers Group. At its height, The Meyers Group grew to 21 offices and over 200 employees nationwide. After selling The Meyers Group to Hanley Wood in June 2004, he founded Meyers LLC focusing specifically on consulting.

Jeff specializes in on-going advisory services and manages all consulting assignments for several top ten public home builders through his direct involvement with land acquisition strategies, product development, segmentation, and positioning. Highly regarded as an industry expert for real estate trends and issues, Mr. Meyers is quoted frequently in several national publications including The Washington Post, The Wall Street Journal, The Los Angeles Times, and The New York Times. His recent speaking engagements include the National Association of Home Builders Council, the Pacific Coast Builders Conference, the Southern California Building Industry Association, and the Urban Land Institute. Tim has more than 33 years experience in analyzing and valuing real estate development opportunities all over the United States and Latin America. During his career, Tim was senior manager with KPMG Peat Marwick’s National Real Estate Consulting Group before serving as principal of Hanley Wood Market Intelligence’s Real Estate Consulting Practice and his own firm. He earned an MBA with a concentration in marketing and finance from San Diego State University, and a bachelor’s degree in economics from University of California, San Diego. He also holds a MIRM (Member of the Institute of Residential Marketing) from the National Association of Homebuilders.

Over 22 years, Kimberly has worked extensively with all commercial real estate functions throughout the United States and Canada, including site selection and development, due diligence, acquisitions, property management and asset management. Kimberly is recognized as an expert in the fields of multifamily consumer research, rent positioning, and product design.  Kimberly also has a strong technical background in market-submarket selection, econometric modeling, and revenue management.

Prior to joining Meyers, Kimberly worked as Senior Director at Alvarez & Marsal, an international global restructuring firm, in the Real Estate Advisory Services Group. Some of her assignments included asset management/property management of distressed student housing, valuation of real estate at regional banks throughout the country, analysis of military housing feasibility, calculation of depth of demand for on and off-campus student and staff housing projects, and litigation support involving matters of dispute in commercial real estate transactions.

Kimberly holds a Bachelor’s of Science in Economics from Texas A&M University as well as Program Certifications in various management, marketing, and real estate concentrations from Southern Methodist University, the University of Notre Dame, and the Massachusetts Institute of Technology.

Steve has spent the majority of his career as a real estate analyst and investor.  Prior to joining Meyers Research, he owned his own land investment and lot banking company, where he accumulated a portfolio of more than 1,000 lots throughout Arizona.  Previously, he served in Principal and Senior Executive positions with Land Advisors Capital, APEXCapital and Acacia Capital Corporation, where he collectively purchased or funded more than 20,000 residential lots throughout the United States. Steve is a Full Member of the Urban Land Institute and has served as the Chair of the Residential Neighborhood Development Council at the National level and is the current Chair of ULI Arizona.  He has served on the Real Estate Investment Advisory Council and has been actively involved with several charitable organizations including the Executive Council, EC70 Charities (formerly Boys and Girls Clubs) and the National Kidney Foundation of Arizona.

He received a Bachelor of Science degree in Finance from San Diego State University and a Development Certificate from the Masters of Real Estate Program at Arizona State University.

Scott Davis specializes in single family and retail real estate research.  Prior to joining Meyers, Scott was the Houston Region Director for Metrostudy.  In his 20 year real estate career, he has sold more than 2,900 acres for single family and retail development, been recognized as a top producer in the Houston and Eastern US Regions at CBRE, received the “Land Deal of the Year” award from the Houston Business Journal, and was nominated as Global Business Director of the Year by NAI Global for his leadership in commercial real estate. A 35-year market research veteran, Annie has specialized in the apartment sector since 1998. Nationally known for her expertise in age-qualified (“senior”) apartments, she was among the country’s first CAASH designees, and is a frequent speaker and columnist on “55+” trends.

Prior to joining Meyers, Annie co-owned a CA-based consulting firm (Apt Market Research), conducting nearly 500 assignments on conventional, senior, LIHTC, mixed-income and inclusionary apartments during all stages of the development process.  She headed the Seniors/Multi-Housing division of Eliant (1998 to 2004), and was a Senior Vice President at Market Profiles (1985 to 1998).  Annie is a Phi Beta Kappa graduate of U.C. Ludmilla Schappert has over ten years of market research experience in the real estate industry, consulting for numerous builders and developers across the country. Mr. Macedo has spent more than ten years in the residential and commercial real estate industry and has extensive experience in finance, banking, and asset management. In his experience Omar worked with public homebuilding companies, active equity providers as well as with large lending institutions. Hamin leads the development of Meyers Research’s Zonda Application. He brings more than 15 years experience in the technology industry, the majority of which was in the financial services related fields. Mr. Early has over seven years of experience performing research and analysis for a wide range of land-use development ventures including residential, office, industrial, mixed-use, retail, recreational, and special use.

Prior to joining Meyers Research LLC, Ryan worked as a Senior Associate for Alfred Gobar Associates, where he was primarily responsible for the structuring and execution of the firm’s statistical, financial, and econometric modeling systems in order to provide pricing, absorption, supply/demand, feasibility, and design output recommendations. Rian Graber is a real estate professional with a legal background as well as residential, mixed use, and retail experience. She has been in the real estate industry since 2006.

Rian’s experience includes due diligence, entitlement, and product programming for community developers and home builders. Early on in her career, Rian conducted market analysis studies for The Concord Group. Prior to joining Meyers, she worked hand in glove on special projects with John Martin. There she analyzed plans for age-targeted communities, analyzed individual project data to identify trends, recommended diversified product programs and amenities for planned communities, and conducted market analysis.

Rian received a B.A. in Economics from Smith College and J.D. from Vermont Law School. Rian holds a CA broker license, Master in Residential Marketing (MIRM), and LCDM certificate.

Jeb has over 10 years of commercial real estate valuation and consulting experience. Having “cut his teeth” in the eclectic resort markets of the Colorado Rocky Mountains, Jeb has dealt with a myriad of property types where the success of a development might need to juggle atypical variables such as affordable housing requirements, fractional interests, historical districts, strict architectural standards, and pedestrian experience. As a Database Analyst in Meyers Research’s Zonda team, Mr. McCauley prepares real estate transaction data to assist the consulting and asset management groups at Meyers Research LLC in providing clients with accurate information about current market conditions. He also collects and maintains land transaction data for Northern and Southern California.

Mr. McCauley received his Bachelor of Arts in Economics from Tulane University in 2008. His studies focused on predictive modeling and data analysis by utilizing linear and non-linear regression techniques. After Hurricane Katrina devastated the gulf coast, Mr. McCauley volunteered in the Rebuild New Orleans project where he helped to repair local schools that had been damaged by the storm.

Before joining Meyers Research, Corina worked for several years as an independent consultant specializing in market and business research, data compilation and analysis, and competitive analysis and segmentation for numerous clients across the globe. Her real estate research experience includes over nine years as a regional research manager for The Meyers Group/Hanley Wood Market Intelligence.

She also worked as the research manager for the Greater Phoenix Economic Council, where she directed the organization’s competitive intelligence activities in support of business and economic strategic initiatives for the region. Other stints have included The Ryness Company and CBRE.

Andrew Maughn is the Regional Research Manager for the Southeast Region for Meyers Research LLC. Before joining the team, Andrew worked at Urban Property Solutions in San Diego where he was responsible for sourcing properties to add to the company’s portfolio. He also was responsible for conducting Market research and due diligence while assisting with the development strategy of a 24-unit apartment complex in Lemon Grove, CA. Andrew also managed a client database and negotiated short sales with financial institutions.  While at Urban Property Solutions Andrew also obtained his real estate Sales Agent License in the State of California in 2013.

Andrew majored in Sales and Business Marketing at Western Michigan University in Kalamazoo, MI. He graduated with his Bachelor of Science in Business Administration in 2008. Andrew is also an alumni of University of Southern California’s Ross Minority Program in Real Estate Development. The program brings individuals from a wide variety of backgrounds together to solve complex real estate challenges and broaden the pool of talented professionals in the industry.

Diana Nyirenda has 16 years of experience in market research roles in real estate, healthcare and consumer products industries. Diana was the Technology Coordinator at Metrostudy, where she managed projects related to the development of new web and mobile applications. She also managed bug fixes of legacy applications, administered SharePoint content, and developed applications in Salesforce.com.

Diana has management experience in creating research departments for commercial real estate companies like Jones Lang LaSalle, Colliers International, and Cassidy Turley. She was responsible for all primary and secondary research for the local Indiana market. She analyzed statistics and market trends, wrote quarterly reports, and managed proprietary databases of properties and transactions.

Manny Velazco joins Meyers Research as a Regional Research Coordinator in the Orange County office. He oversees the data and QA efforts for nearly 2,000 projects in Zonda’s Southeast region (NC, SC, TN, AL, AR). Prior to joining Meyers, Manny was a Planner/GIS Analyst for the Irvine Company where he supported nearly all divisions in executing their strategic initiatives to grow the Northern and Southern California portfolio through master planning and geographic analysis. His planning and GIS experience focused on residential, retail, mixed-use, and office development.

Manny holds a Bachelor’s of Science in City and Regional Planning from Cal Poly San Luis Obispo and aspires to earn a Master’s in Real Estate Development.

He has worked as a consultant conducting market research and financial analysis for a real estate developer client to help secure funding for a development project. He also worked for a management consulting firm in Manhattan and worked on a team that analyzed business risks and implemented suggested risk mitigation practices for Fortune 500 clients. JC also worked in the project management office at American University. Here he managed a database of IT project initiatives for the entire campus as well as researched and analyzed the efficiency of project management techniques being used to find areas for improvement.

Jeremy has more than 4 years experience in analyzing and evaluating office and multifamily real estate markets all over the United States. Jeremy worked for Centro Development, a multi-family developer in Austin, in the summer of 2013 helping them develop buildings all across the country. In May 2014, Jeremy started work at Swearingen Realty Group in Dallas, an office tenant rep firm, and helped create market surveys for Swearingen’s local and national clients. After a brief stint where Jeremy went back to the University of Texas at Austin to get his degree, he rejoined Swearingen in January 2015 to become a Market Research Associate. Jeremy was then promoted to Tenant Advisor, and helped Swearingen with national client’s office leases, as well as local deals, focusing on the LBJ submarket in Dallas. After two and a half years, Jeremy left Swearingen to pursue a career in multi-family real estate with Meyers Research.
